If you are interested in renting one of the available homes, please follow the steps below.

Download and complete the Rental Application.
Copies of two (2) identifications, copies of your last two (2) pay stubs or last 2 years of tax returns if you are self-employed.
* For Section 8 tenants, copies of IDs, voucher, workers name and phone number are also needed.
A $32 non-refundable application fee per applicant to process your application.

Tenant Information

Renter's Insurance

Tenants are required to obtain RENTERS INSURANCE during the term of the lease and must provide a copy of the certificate of insurance to agent. Failure to procure such insurance to protect themselves from fire, theft, burglary etc, shall be their sole responsibility and liability. Owners insurance does not cover tenants personal belongings.

Security Deposit

Security Deposit can NOT be used as the last months rent. Deposit will be returned within 14 days minus any repairs due to damages other than normal wear and tear.

Association Rules and Regulations

Tenants and Guests must abide by any Association Rules and Regulations related to the property they occupy. Tenants will be responsible for any fees incurred and must pay on demand.

Repair and Maintanance

Please email marlene @takaraproperties.com and leave your current phone number, address and a detailed explanation of the type of repair needed. You may also call or text but email is preferred.

Sale of Property

If owners decide to sell their investment property while it is tenant occupied, they are required to give you a 45 day notice to vacate. In any event the lease is binding unless otherwise agreed upon in writing between parties. Once a 45 day notice is given, tenants may leave at any time.

Pets

No PETs are allowed unless authorized by the Agent.

Vacating Procedures

Tenants are required to give a 28 day written notice prior to vacating at end of lease. The 28 days starts from the date we receive the notice through email or U. S. Postal service.Vacancy occurs when all move out obligations have been completed and all keys, cards etc. have been returned to Agent/Owner and a checkout inspection has been completed. All utilities must be left on until move out inspection is completed.

Inspections

We do semi-annual inspections.
